Rents start moving up again

Demand is soft for some apartments spurring a vacancy rate approaching 8 percent among several complexes surveyed by the Manteca Bulletin. That has lead to a slight retreat or stagnation in rents at those complexes.

But the same comparable unit in square footage and age is in strong demand elsewhere in other Manteca complexes has prompting the first significant increases since 2001 — $15 to $70 — in the past year.

And to further cloud the market, AKF Development is scrambling to try and secure 300 sewer allocations to meet what Paseo Villas community manager Sheila Lynch calls "a high demand" for luxury apartments that come with a lifestyle.

"We have waiting lists to get into apartments," said Lynch as she walked through the Paseo resident's center with decor and amenities rivaling a private country club.

Insurance sector revs up building internal control system

At the begging of this year, three people from Risk Management Department of Taiping Life Insurance Co., Ltd. came to Beijing specially for demonstrating a whole set of "internal control scoring and rating system" to the Personal Insurance Regulatory Department of China Insurance Regulatory Commission (CIRC). Taiping Life Insurance developed the system particularly for the purpose of strengthening internal risk control and management, and this could be a reference for supervisors to manage the internal control of life insurance companies. It was just one year since CIRC began to practice Measures on Evaluation of Life Insurance Company Internal Controls (hereinafter referred to as Measures).

It seems that the internal risk management and control of insurance companies is their own business.

Allianz Sheds Its Accident-Prone Past

WHEN MICHAEL DIEKMANN ASSUMED the chief executive job at German insurer Allianz four years ago this month, the global financial giant had just reported a record quarterly loss after a costly acquisition of Dresdner Bank and had posted big provisions for Sept. 11 and asbestos claims in the U.S. Investors had watched their shares go into free fall, losing about 80% of their value. At last, the insurer, with Diekmann at the helm, seems to have put that nasty string of disasters behind it.

Best known in the U.S. for its Pimco money-management and Fireman's Fund insurance businesses, Allianz is ...

Injury coverage provision for Florida drivers set to expire this year

The clock is ticking on Florida's no-fault automobile insurance law, with the requirement that all the state's drivers carry mandatory personal injury coverage set to expire Oct. 1.

Whether Floridians still will have to carry personal injury protection, or no-fault coverage, will depend on the Legislature, which this week will consider several proposals designed to revise the law and keep it in place, rather than have it disappear later this year.

The Unlikely Antivaccine Alliance

As recently as June 8, 2006, public health advocates, progressives and many parents were celebrating a huge victory: The Food and Drug Administration had approved Merck's new vaccine Gardasil, a shot series that would help protect girls from cervical cancer and genital warts. To their continuing delight, the Centers for Disease Control's immunization committee recommended less than a month later that the shots immediately be given to all females between the ages of 9 and 26. The committee acted on persuasive data indicating that the vaccine, which prevents the sexually transmitted human papillomavirus (HPV), works best before girls are sexually active.

Human papillomavirus is the most common sexually transmitted infection in the world, and most women have had it 80 percent of U.S.

Your income is worth spending on health

KATHMANDU, Apr. 6: The World Health Day is being observed Saturday with the theme International Health Security and the slogan, "Invest in Health, Build a Safer Future" all over the globe. Challenges to global health have been increasing with the outbreak of new diseases and resurgence of old ones. The present challenge is to take steps for preventing communicable diseases and to provide security to the people if there is an outbreak. Chief Specialist at the Ministry of Health and Population (MoHP) Dr. Nirakar Man Shrestha said that the slogan for the year focuses on people's health and to invest some portion of their earnings for their health. This is important as if there is epidemic in one corner of a country it would affect globally. Dr. Shrestha said that World Health Organisation (WHO) updated its International Health Regulation 1969 in 2005 and that would be implemented from June 2007.

More than just feeling down

James Renola spoke at the Student Center on April 4 about different forms of depression and help that is available on campus.

Renola is a counselor at Health and Wellness Services and is working on his Masters of Social Work at the University of Utah.

Posters around campus advertise the acronym SPIES for the Health and Wellness Center. SPIES stands for Social, Physical, Intellectual, Emotional and Spiritual.

"Those are areas of a student's life that, when they come into our office, we like to assess in order to determine their health," said Renola.

Social aspects include time with family or significant other; physical aspects include exercise, eating healthy, getting enough sound sleep, massage and hydration; and intellectual aspects include life goals.

‘Unique’ clinic to benefit area’s underserved patients

Even with the office open five days a week, Waters said, he will not be able to serve the nearly 10,000 patients on Gateway's Medicaid dental plan.

"I'd say we could see about a third of them," he said.

Waters extended an invitation to local dentists to continue to use the clinic to serve the needy.

"They are certainly welcome to use it," he said. "It would help out a lot, but it is up to them."

An arrangement with Harrisburg Area Community College, in which students in its dental-hygienist program provide free teeth cleanings every Thursday to youngsters in the Lebanon County Head Start program, will also continue at the clinic, Witkowski said.

Appointments to see Waters can be made by visiting the dental clinic at Fourth and Willow streets in Lebanon on weekdays between 8:30 a.m.

State Insurance Programs Help Impoverished Teens

ORLANDO, Fla. (Ivanhoe Newswire) -- Impoverished teens who receive health insurance from the state children's health insurance program (SCHIP) are more likely to visit the doctor than their counterparts who do not reap the benefits of the program, according to the results of a recent study.

To study the impact of state-funded insurance programs on teen health maintenance, researchers surveyed 1,000 adolescents who participated in a New York SCHIP program called Child Health Plus. This program is designed to help kids 18 years old and younger who are living at or below 230 percent of the federal poverty level and who have no other form of insurance or Medicaid. The majority of the teens who participated in this study came from impoverished families and 71 percent were uninsured prior to enrolling in Child Plus.

A Look Into the LTC-linked Annuity Market

The passage of the Pension Protection Act (PPA) has injected new life into the languishing stand-alone long-term care (LTC) insurance market by paving the way for a new breed of products known as the Annuity/Insurance-LTC Combos. A major benefit of PPA is the tax-free funding for LTC benefits bundled as riders with these life insurance and annuity products. Prior to Bush's reform bill, this funding was subject to taxes. But in 2010, the premiums for all new and in-force life insurance and annuity LTC combo policies will no longer be taxable. Instead of depending on the government to shoulder the cost of the nursing home expenses, the tax benefit, along with the Deficit Reduction Act creates an incentive for Americans to consider private LTC insurance for their needs. Combination products increase flexibility and deal with the many needs for annuity values and LTC benefits at a lower cost than single products.

Kagen Meets With Farmers At Ag Forum In Green Bay

(WFRV) GREEN BAY Congressman Steve Kagen, M.D. listened intently as over 60 farmers discussed what they'd like to see in the 2007 Farm Bill at a public forum in Green Bay on Thursday. Kagen is the sole Wisconsin representative assigned to the House Agriculture Committee. As Congress takes up the landmark farm legislation, Kagen serves on subcommittees key to Wisconsin agriculture: Livestock, Dairy and Poultry; Operations, Oversight and Forestry; and Conservation, Credit and Energy. "Agriculture is the backbone of our economy and our culture in Wisconsin," Kagen said. "We need positive change and a new direction in our farm policy to make certain our family farms continue to survive and prosper." Maintaining farm income was the number one concern at the forum. Bernie Vanderheiden, an Outagamie County dairy farmer and a board member of the Manitowoc Milk Coop, echoed a popular sentiment saying, "The milk support price is needed, but it could be more effective.

Debunking auto insurance myths

Just as there are many differences between a Toyota and a Lexus, there are many differences between auto insurance policies, although you have to look more closely to spot them. However, choosing a low-cost auto insurance policy may end up costing you thousands of dollars. The familiar pitch, “save hundreds of dollars in 15 minutes," obscures complex coverage issues that may have you paying much more in the end.

Your Liability Exposure

Many auto insurance policies have low liability limits which don't reflect an individual's true worth. In fact, in several states, the recommended limits are as low as $25,000. Because every auto insurance policy is different, it's best to read your policy carefully and make sure you're not part of the up to 50 percent of drivers who are under-insured.
